Overview:
A Lagos property developer approached Lawal Chambers after a long standing dispute over a prime piece of land in Lekki Phase 1. A third party had illegally obtained a fraudulent title document on the property, threatening our client’s investment and development plans.
The Challenge:
Our client had purchased the land in good faith and held a valid Deed of Assignment. However, a rival party produced a conflicting Certificate of Occupancy, creating a legal standoff that had stalled the development project for over two years and put an ₦85 million investment at serious risk.

Our property law team conducted a comprehensive title search at the Lagos Land Registry, gathered historical ownership documents and engaged forensic document experts to expose the fraudulent title. We filed an urgent application at the Lagos High Court seeking an injunction to stop any further dealings on the property pending the outcome of the case.
The Outcome:
The court ruled in our client’s favour after a thorough hearing. The fraudulent title was declared null and void, our client’s ownership was confirmed and a fresh Certificate of Occupancy was issued. The development project resumed within 30 days of the judgment.
